Pathway Regeneration together with training partners can bring skills into local communities to carry out projects that will ultimately benefit all, with project management experience on regeneration for areas deemed unfit for purpose or habitation, we have been able to work with local businesses and individuals to upskill communities to enable them to work with our project managers and training providers to get the job done.

The proposal of a regeneration scheme will typically involve:-

  • Improve the existing homes to a high standard by consulting with residents and project partners before and during the Project.
  • Create specifically the funding for the current void properties; bring these properties up to a high standard, which will attract new applicants for the homes.
  • Rebuild the areas where homes have been demolished with new homes with eco-credentials creating a mixed tenure area and a balanced community.
  • Provide the community with some of the ideas that they have put forward for improving their own environment and leisure. E.g in some programmes - allotments have been suggested for instance
  • Develop other tenures such as Shared Ownership, so that residents can stay in the area and progress to home ownership and prosperity.
  • Reflect and add to the concept of renewable energy - e.g creating other energy saving and energy collecting technologies including “Eco-tourism and Training”.
  • Create new commercial and business activity, within the local area as well as creating training opportunities and employment.
  • Landscaping the existing areas extensively and improving the exterior of existing homes.
  • To do all of the above using local Companies, local labour and professional services as part of our Low Carbon Action Plan.
This gives rise to potential improvements that could be allied to our projects, which could be sponsored and or funded by Pathway Regeneration and add to the quality and sustainability of the project as a whole. In a word, everyone benefits!
  1. Training: This may be required to bring some of the local population back into work however there will be some opportunities which will be developed for people to move straight into paid work. This will directly benefit the community while a longer term programme is taking place.

  2. Building Works: The building works both in retrofit and new build will take place over an extended period of time this should be adequate to help train local people in jobs and trades that they feel they may have the skill for.

  3. Landscaping: This will for maximum environmental reasons be for much shorter periods – apart from maintenance issues – training in this field could also offer a wider level of interest for participants in training issues.

  4. The development of a local skills register from professional and trade services to gardening, car washing, domestic services etc.  If someone wants something doing locally then there will probably be someone on our register in the areas that can do it!

  5. Commercial/Industrial seedbed units; These could be developed alongside the housing project using areas. Pathway Regeneration would expect to support this development at the outset financially.
Why Start Regeneration Now?

It is said, very pertinently in this case, that, “Necessity is the Mother of Invention!” In times of high public spending considerable ‘investment’ has been made in the area. The current financial climate is one of austerity and public finance is not readily available. Cross subsidy via a ‘collar and cap’ arrangement with a specialist housing regeneration organisations therefore perhaps the only way that certain areas will receive the investment and changes that are required.

The residents of the locality must make it perfectly clear that they support and favour our Regeneration Projects and the changes that it proposes. Without that mandate Pathway Regeneration would not embark on any Partnership proposal.

Potential Employment Creation Schemes
Any Plan for regenerating the area looks at all the facets that make a place well balanced, sustainable and a nice place to live. Along with new leisure objectives is the economic balance that needs to be introduced. This will be achieved by the provision of new commercial interests that provide this element to the area.

New job creation is an essential ‘Key’ objective for any project. The outcome of phases will consider the potential at all times for this aspect in order to secure any and all opportunities that fit the scheme have support from the local Council and gain Planning via individual Planning Applications. Pathway Regeneration will support additional Employment ‘partners’ in land selection – within the area footprint and this activity will also support the cross subsidy arrangements agreed between the housing association/local authority and Pathway Regeneration. Pathway will be responsible for engagement with potential Employment Creation Partners’, development of the idea and bringing this forward to a contractual obligation.

A Pathway Regeneration scheme will benefit the local community, creating opportunities, new skills, jobs and prosperity to local families and businesses.
